Location Description:
This ranch is located along the east edge of the Hot Springs Valley. It is 30 miles off Hwy 93 South on Hwy 28 to Hot Springs.

General Description:
There are 5,475 deed acres of which 185 are sprinkler irrigated, and 220 acres are dryland crop and the balance of 5,070 is rangeland. There is a state lease in Section 16 that is rangeland. there are 14 stock tanks, and numerous springs throughout the ranch. The Little Bitterroot River flows through the west unit and provides fishing, waterfowl habitat and is a source of irrigation water. There are six flowing wells on the west unit and one flowing well on the east unit. East of the farmstead is an 8-10 acre reservoir. This reservoir is not stoacked with trout at this time. It appears to be heavily used by waterfowl. The west unit has the irrigated cropland. Four wheellines and 2 handlines deliver water to the fields. Yields on irrigated hay range in the 3.5 to 5 ton per acre. The east unit starts approximately 1/2 mile east of the west unit. The western portion (sections 7, 13 & 18) is gently rolling and has cropland, sub-irrigated hayland and improved pasture. As you move east, the terrain becomes more rolling, as it becomes foothills. Stock tanks and cross fencing keeps the cattle spread out across these hills. A few of the northwest facing slopes have timber. The elevation at the farmstead is 2,720 feet above sea level. The south pasture, which runs uphill in the foothills, has a knoll that is 3,691 feet above sea level. This elevated area offers commanding views. There is privacy; bears, deer and elk frequent the area.

Improvement Notes:
There is a wood frame wood-sided barn. This barn has stalls, a partial floor and a metal roof. This building is approximately 48’ x 51’. There are two hopper bottom bins used for storing processed grain or cake. In the farmstead complex, there are a full set of corrals, a feedlot, 2 flowing wells, and a couple of equipment storage buildings. The shop is 40’ wide and 70’ long with steel siding and frame. There is a 25’ foot long enclosed shop area with a concrete floor. This is the workshop area and includes electrical service, a wood stove and workbenches. The remaining area has a dirt floor and is used primarily for covered equipment storage. The house on the farmstead contains just over 2,000 square feet of living area. It is a 1-1/2 story wood-sided house. There are three bedrooms and a ½ bath on the second level. The main level has a mud-entry/laundry room, one bedroom, one bathroom, living room, dining room and kitchen. This home was remodeled in 1988. The basement houses the propane furnace. There is a large yard with a shelterbelt and large shade trees. The 2-car garage contains just under 700 square feet of area. It is wood frame with an asphalt shingle roof and a concrete floor.

Just south of the farmstead on the east side of the road, is another house. This 1,488 square foot house has 3 bedrooms, bath, living room, dining/kitchen area and a mud-entry/laundry room. There is a basement that houses the oil furnace and the wood furnace. The house has an attached wood deck. Next to the house is a carport that has been used to store wood and vehicles.
