Facilities:
CATTLE WORKING BARN is steel beam construction with loading and unloading. Barn has gutters and downspouts, 12' X 24' enclosed storage room, 600' heavy duty pipe oorrals, 24 heavy duty gates, sprinkler system, ventilation and cooling fans, six outside pens that are 40' X 100' that are attached to pens under barn.
GRAIN FACILITIY is 77,000 bushel storage and 71,000 bushel drying capacity system. Three 36' X 9' ring GSI bins have 22,000 bushel storage and drying capacity each, complete with 12" sweep auger and 8" auger with stirrals, 20 h.p. GSI fans with high temperature natural gas heaters/blowers. Also, there is one 24' X 9 ring storage bin with 11,000 bushel capacity and 8" sweep auger and 20 h.p. fan. All bins are connected by Hutchinson loop system that will fill, transfer or unload grain at the touch of a button. All linked by 10" transfer tube.
MACHINE SHED/BARN FACILITIES are 60' X 150' X 16' steel beam buildings. There are two of these that are identical. Metal roof and metal one end, 6-25' bays complete with gutter and downspouts. Used for equipment and hay storage and tall enough to store cab tractors, combines and other typical agricultural equipment.
OFFICE/SHOP is 950 square feet of office space with 2 offices, a conference room and one bath w/shower - all with ceramic tile floor. Attached shop is 40' X 60' enclosed, concrete slab floor, insulated and one bath.
CATTLE PENS consists of 14 pens that are 280' X 1,420' each. They have steel pipe fencing with attached crowding and feeding areas. Cattle can easily be moved from pen to pen. Pens are all sprigged in hybrid Bermuda and have water availability from 8,000 ft. of 2" underground water lines that have been run from a well near the cattle working barn. Pens have a pad of compacted shale in the feed area that is approximately 55 feet wide and 3,950 feet long.
SILAGE PIT, a 6,000 ton silage pit with four commodity shed attached.
FEATURES:
FOUR IRRIGATION WELLS that are 55' - 60' deep. Each well will supply 750-800 gallons per minute.
FOUR CENTER PIVOT irrigation sytems with Deutz Power Units, 7 tower T & L System, 1999 models.
BORDERS the Arkansas River at pool #9 of the McClellan-Kerr Arkansas River Navigation System.
BORDERS Point Remove Creek.
ACCESS to pubic water.
GOOD access by county paved road and county gravel road.
NEW BARBED wire fencing around perimeter of farm.
