Location Description:

The property is Southeast of Little Dixie and Southwest of Cotton Plant on the Cache River.
South of Augusta and East of Des Arc.
One hour to Little Rock and Memphis.
General Description:
This property is way underpriced and in the middle of the Duck Flyway. The major part is in the WRP on 150 acres with lifetime contract. Ten acres is not and there is a building site with electricity to it. There is no city water.
There is approximately 20 acres of Green Timber and a large flooded Willow Brake. There is water control to the small and large potholes and water control to drain the property. Excellent road thru the property and a private road to the property with a good locked gate. The property is off a good county road. There is about One Quarter of a Mile of Cache River Frontage and a place for a boat dock. There is a place for a large extra pond or small lake not is in the WRP that can be a place for Florida Bass, Crappie, Catfish, etc. According to the owner the building site will not flood for a lodge or mobile home but it would not hurt to have it on stilts or a raised building site with dirt or building blocks. The electricity is to the building site as shown on the pictures.
The property also adjoins the Game and Fish Area in Timber. There is an area for planting Sunflowers and the Government is releasing turkeys in the area. Excellent deer hunting for the deer hunter. Repair of a large pond not in WRP for fishing or duck hunting in the ten acres. Can be re-lifted from River. Plenty of year round fun.
The Oaks Trees are getting larger and while I was taking pictures several large deer were running over the property. The property is a year round recreational property with fishing, hunting or trail riding.
There is very few or not any property for sale on the Cache River and the owner is not hunting anymore, so the owner is ready to sell. They have the property priced below the appraised value to make the property sell quicker. The property has been kept from hunting so there is plenty of game.
The East line is Ditch 1 and the ditch goes into Rose Bayou. The Ditch is quite large as shown in the pictures. The property has been in the WRP for quite a few years and the owner has been keeping the roads and levees in excellent shape. The Willow Brake is really a dream for a duck blind and the pothole goes into the the timber quite well and runs along the large Ditch 1. The other Green Timber is on the North Corner of approximately 20 acres. It also adjoins the Large Ditch 1 and is in the wetlands. The large Ditch 1 is approximately One Half Mile. There is a high elevation on part of the WRP for Deer and Turkey Hunting and the rest is more in the wetlands with the potholes and wetlands. The building site is on the Cache River Frontage and the place to repair for a small lake next to the Cache River and timber adjoining the building site. The private road is excellent and runs along the Cache River with a higher road height. The gate will keep any form of vehicle from going under are around the gate.
