Location Description:
From Horseshoe Bend, take Hwy 289 north for about 2 miles. At the intersection of Hwy 289 and Hwy 354, turn west on Hwy 354 and go 4 miles. Turn south on County Road 26 ("Bull Pen" road) for approximately 1.5 miles. The County Road dead ends at the property's entrance (locked) gate.
General Description:
This contiguous tract has about 2/3 open pasture and 1/3 timber all in the northern part of Izard County, Arkansas just a few miles west of Horseshoe Bend and northeast of Melbourne. The Strawberry River is part of the western boundary and traverses the tract from west to east. There are (9) ponds and (2) tributary creeks also on the tract. Access is from a well maintained county gravel road (just a couple of miles from Arkansas Highway 354), with entrance through a locked gate at the end of the county road. An 'old homesite' has electricity and water utilities available. Deer and turkey are VERY abundant, with quail, doves, and small game also numerous. The ranch is currently holding only just a few cattle but carries strong cattle and hay $ income potentials. The tract has perimeter fencing with some cross fencing. Also, rock, gravel, and sand extraction carries potential income. Slightly undulating terrain, large hay fields, Strawberry River, creek bottom timber areas, and scenic hills with timber all make this a "MUST SEE"!
