General Information

What is Terrascend?
Terrascend is an Internet-based real estate listing service focused on agricultural properties (farms) and undeveloped land. Anyone, anywhere in the world, can use Terrascend for free to find or list property (farms or land) for sale or lease.

Aren't there already quite a few real estate listing services out there? Why is Terrascend necessary?
There are few completely free real estate listing web sites specializing in farms and land, and there are even fewer web sites that work well. Terrascend exists to provide a worthwhile alternative to other online agricultural/land listing services.

Who owns and operates Terrascend?
Mazzy Communications. If your company needs web application development, please contact Mazzy Communications for high-quality, timely, and affordable work.

How can you afford to provide this service at no cost?
We can't. Like any service, Terrascend requires resources (time, money, sweat, bandwidth, disk space) to operate. You can support us by becoming a Terrascend Partner, which incurs a small monthly fee. However, this is not directly linked to creating standard property listings, and listing or searching on Terrascend will always be free of charge.

How can I increase the impact of my Terrascend listings?
If you have multiple listings on Terrascend, you can become a Terrascend Partner and publish your listings on your own web site. This helps your web site get more traffic, because people that find your listings on Terrascend can easily link to your web site. In addition, your listings are available in two places at once, even though you only have to edit them in one place.

What will you do with all of the private information I submit to Terrascend?
Terrascend has a very user-focused Privacy Policy that guides everything on the web site. Please click here to read it. In short, we do not sell or otherwise transfer any of your personal information to anyone else without your permission.


Finding Properties

Why can I not find a property that matches my search criteria?
Try searching with fewer search criteria. Go to the Terrascend::Find page and click the search button without specifying anything. Or only select a country and state without specifying a county. Keep stepping back on search criteria until you find more properties.

The number of property listings on Terrascend seems low. Why is this?
Terrascend was launched in late-February 2002 and is a relatively new web site. As the word gets out about our unique service, more listings will be available. In the meantime, please accept our apologies if you cannot find what you are looking for.

Is there a way to view the most recent properties listed on Terrascend?
Sure, click here. Similar links to this exist on the home page and the Terrascend::Find page.


Listing Properties

Why is it free to list my property for sale or lease on Terrascend?
Because we believe that high quality listings should be available at no cost for individuals and real estate professionals. The most important thing you can do when selling or leasing a property, other than price it correctly, is to throw the largest net possible, so that the maximum number of possibly interested parties know that it is available. Terrascend can help you use one of the largest mass media devices (the Internet) in history to cast that net.

How many properties can I list on Terrascend?
As many as you would like. Currently, there is no upper limit on the number of properties you can list on Terrascend.

I created a QuickList listing on Terrascend. How can I edit or delete it?
You can't edit or delete a QuickList listing, because you did not associate a Terrascend registration with the listing and, therefore, cannot log into Terrascend and modify it.

If you are getting a large number of inquiries after your QuickList listing has sold or leased, contact us and request that we delete it manually. However, we reserve to right to decide whether the listing is deleted before the 3 month life of the QuickList listing expires.

I'm having trouble registering or logging into Terrascend to create, edit, or delete properties. Why is this happening?
Most likely, you have cookies disabled on your web browser. Currently, Terrascend requires the use of cookies to register or log into the web site, which you must do to create, edit, or delete property listings. Consult your web browser's configuration information and/or help files to turn cookies on and try again.


Posting Photos with Listings

How do I post photos with my Terrascend listings?
This should be pretty easy, as long as you follow a few simple steps. The key is to prepare your photos properly to be uploaded; you then log into Terrascend and upload the photos for each property you have, up to 3 photos each. The steps to upload photos to Terrascend are:

1Prepare your photo image files. Each photo must be a JPEG (JPG), GIF, PNG, or Bitmap (BMP) image file less than 1000K in size. After you scan the photo of the property or retrieve it from your digital camera onto your computer, be sure to save the picture at 72 pixels per inch (ppi or dpi) at a resolution around 600 pixels wide by 400 pixels tall. Save the photo image files in a place on your hard drive and remember where they are located.

This is the step that most people try to skip through when uploading images. Please be sure to take your time and make sure your images are properly prepared for the upload before moving on with the other steps. Otherwise, you are likely to run into trouble when time comes to actually upload the images to Terrascend.

2Log into the Terrascend::Manage area so that you can edit your listing. Go to http://www.terrascend.com/manage and log in with your User ID and Password, if you haven't already done so. Once you are in the Terrascend::Manage area, you will see your listing.

View not logged inConfused about if you are logged in or not? If you are properly logged in, you can see your User ID in the area above, near the Terrascend logo. If you do not see your User ID list here and instead see a "login" link, you are not logged in. Terrascend will only allow you to edit listings, such as uploading photos, when you are logged in with the User ID that created the listing.

3Click the name of the listing to bring up the Listing Edit Page for that listing. On that page, you will see instructions for uploading photos on the right hand column, at the top.

4Click the "Browse..." button to select the file on your hard drive. Your web browser will pop up a window that allows you to find the photo image files you prepared on Step 1. Select the first image file and click OK. You will see the same of the image file fill the field on the Property Listing Page.

5Click the "Upload" button to upload it to the listing. Our software does the rest for you, uploading the file, resizing it to the right specifications, and displaying it for you. You will then be able to return Property Listing page to repeat the Browsing and Uploading process again for each image you have to upload for that property listing.

Why are the thumbnail images of the photos I uploaded with my listing slightly distorted when viewed with the listing?
This is the result of how we create the thumbnail automatically. Our software stretches the photo to make sure it fits our specific 180x135 pixel thumbnail specification. To make sure that this stretching does not adversely affect your photos, try to upload photos that a ratio similar to 640x480 or 800x600.
